KREDITPROGRAMME

Kreditprogramme in Florida

Dies ist ein Standardkredit für Immobilienkäufe in Florida, der zeitgleich mit dem Abschluss des Kaufvertrags (Closing) ausgezahlt wird. Er ermöglicht es Käufern, die erforderlichen Mittel für den Erwerb einer Immobilie bereitzustellen. Dieser Kredit kann von verschiedenen Kreditgebern wie Banken oder Kreditgenossenschaften angeboten werden und kann verschiedene Kreditprodukte wie Festzins- oder variable Hypotheken umfassen.
Eine Baufinanzierung läuft in Florida von Baubeginn bis Bauende, ist also genaugenommen eine Zwischenfinanzierung. Die Auszahlung erfolgt gemäß den vertraglich vereinbarten Bauabschnitten. Bereitstellungszinsen werden nicht erhoben, es fallen nur Zinsen auf den jeweils ausgezahlten Betrag an.
Perm steht hier für “permanent” und damit erklärt sich auch der Charakter dieser Finanzierungsart. Ein sog. “C/P-Loan” ist eine Baufinanzierung, die bei Baufertigstellung automatisch durch eine Endfinanzierung abgelöst wird. Mit der Baufertigstellung erfolgt ein “Mini”-Closing, bei dem simultan auch die letzte Rate an die Baufirma ausgezahlt wird. Mit diesem Mini-Closing beginnt die Endfinanzierung, erst mit ihr greifen die regelmäßigen Zinszahlungen für den Rest der Laufzeit.
Das steht für eine klassische Refinanzierung. In Florida wählen Sie diese Finanzierungsart, wenn Sie einen bestehenden Kredit laufen haben, aber einen besseren Zinssatz, eine andere Laufzeit oder ein ganz anderes Kreditmodell wünschen. Kreditauszahlung des neuen Kredites erfolgt simultan mit der Löschung der alten Hypothek.
Diese Finanzierungsart ist empfehlenswert, wenn Sie bereits eine Immobilie in Florida besitzen, diese aber noch oder wieder unbelastet ist (“free & clear”). Unabhängig davon, ob Sie sich eine neue Immobilie kaufen möchten, sich ein neues Boot leisten, oder das Geld auch nach Europa holen wollen: Der Verwendungszweck spielt keine Rolle, Ihre Immobilie wird beliehen und das Geld in Form eines bankgarantierten Schecks direkt an Sie ausgezahlt oder auf ein von Ihnen vorher bestimmtes Konto überwiesen.
